Caughlin Ranch

Caughlin Ranch is a well-established, master-planned community in west Reno, Nevada (primarily ZIP 89519), spanning about 2,300–2,400 acres in the foothills of the Sierra Nevada. Located just west of McCarran Boulevard and minutes from downtown Reno, the community provides convenient access to the Truckee Meadows while feeling secluded and peaceful. It is roughly 10–15 minutes from downtown Reno, the University of Nevada, Reno, and the Reno-Tahoe International Airport, with Lake Tahoe about 30–45 minutes away. The land originally belonged to the historic Caughlin/Andrews Ranch, a large 19th-century cattle operation whose Italianate ranch house (built in the 1870s and relocated in 1895) still stands as a link to Reno’s ranching past.  One of Reno’s premier neighborhoods, preserving roughly half the acreage as open space, trails, and natural features while incorporating residential, and recreational elements. Caughlin Ranch offers a diverse housing stock, including townhomes, single-family homes, semi-custom residences, and luxury custom estates. Properties range from more affordable options in certain pockets to high-end homes exceeding $2–3 million in gated sub-communities like Promontory Pointe or Eagles Nest. As of early 2026, median sale prices hover around $900K–$1.2M (with averages near $980K),  Many homes feature large lots, views of the mountains or greenbelts, and mature landscaping with architectural guidelines maintaining a cohesive, upscale aesthetic. The Caughlin Ranch HOA maintains extensive common areas, including over 20–24 miles of paved walking and biking trails, multiple parks (such as Village Green Park with seasonal concerts and events), greenbelts, ponds, and creeks. The private Caughlin Club (optional membership, sometimes referred to as the Caughlin Athletic Club) serves as a central amenity hub, featuring: •  Swimming pools, Tennis and pickleball courts, Fitness center with classes and physical therapy, Social events, dining (beach bar & bistro), and more The lifestyle emphasizes nature, recreation, and convenience — hiking or walking trails right out the door, while being close to shopping, dining, and urban amenities. It appeals to families, professionals, and move-up buyers seeking an established, green environment without extreme seclusion.
